Another month is here, and you know what that means: a drop-in newsletter from yours truly! This summer has been busy, but August is looking a little more relaxed (in a still very-productive way).

Work on my investment house near Kiest Park in Wynnewood continues and is looking good — it should be ready for resale within the next month. Stay tuned, and let me know if you know anyone who'd love a freshly renovated home in that area.

New construction is popping right now, too. Builders are incentivizing buyers to choose their properties over others, and I've been able to help clients secure some impressive deals on new builds this month — details below.

🏡 DFW Real Estate Market Snapshot — August 2026

  • Months of Inventory: 5.3 months (down 7% vs. August 2025)

  • Average Days on Market: 57 days (down 3% vs. August 2025)

  • Sales Price vs. Original List Price: 95% on average (flat vs. August 2025)

Fun fact: Mortgage rates in the summer of 2006 were around 6.75% — that was 20 years ago.


🏘️ East Dallas Spotlight — Munger Place

If you've never spent an afternoon walking Munger Place, it's worth the detour.

It's one of Dallas's original planned neighborhoods — a preservation district of Prairie Four-Square and Craftsman homes just a couple of miles from downtown, where deed restrictions dating back to 1905 still protect the uniform, tree-lined streetscape today. Every home was built to the same standard: two stories, set back the same distance from the street, no homes facing the side streets — which is why Munger Place still reads as one cohesive neighborhood rather than a patchwork.

What draws buyers in, in my experience: it's the architecture, the history, and the location in the city center, just a couple of miles from downtown. There are tons of trees, it feels like an actual neighborhood — and because it's a preservation district, homeowners know they won't end up with a modern teardown-and-rebuild going up next door. They get to enjoy the neighborhood as it is for a long time to come.

Price-wise, recent closed sales put the median at $895,000, with most finished homes trading between roughly $800,000 and $1.6 million.

If Junius Heights has been on your radar, Munger Place is worth a look too — more two-story homes, set further back on the lot, with a bit more architectural prestige if the budget allows.

🥪 Big Dallas News — Seegars, a New Modern Deli, Opens in The Cedars

A new sandwich shop is now open next to Mike's Gemini at 1910 Harwood Street in The Cedars district of Dallas. The sandwiches are thick, full of flavor, and go for a modest price. The cafe itself is about as retro as it gets for a Dallas cafe, and it features live music. Go check it out — and while you're in the area, take a look at the other fun developments happening in The Cedars.

Seegars Deli is the latest from hospitality entrepreneur Olivia Genthe, who opened Fount Board & Table in Uptown in 2020 and launched Little Blue Bistro in Bishop Arts last year (a nominee for the 2026 Tastemaker Awards' Best New Restaurant).
