DFW Real Estate Market Update — September 2026

Published by Adam Nelson | Adam Nelson Realty | Dallas, TX

Happy September! Fall is slowwwwwly making its way to Dallas, and along with it, my favorite season for real estate. Buyers are serious, sellers are motivated, and the market has a different energy than the middle of summer.

My website continues to grow Neighborhood Guides for some of my favorite and most popular neighborhoods. This month we've published guides for three popular Old East Dallas neighborhoods: Swiss Avenue, Junius Heights, and Munger Place. It's worth a look for the history alone — even if you're not buying!

And yes, the annual fall pumpkin-carving contest is coming up. Details and registration are still being finalized — keep an eye on your inbox (and the gram) for the deets!

If you're thinking about a move this fall, or just want to talk through what your options look like, reach out anytime.

🏡 DFW Real Estate Market Snapshot — September 2026

  • Months of Inventory: 5.3 months (down 5% vs. September 2025)

  • Average Days on Market: 59 days (down 3% vs. September 2025)

  • Sales Price vs. Original List Price: 94% on average (flat vs. September 2025)

Fun fact: The 30-year fixed mortgage rate in September 2023 was 7.12%.

What this means: Inventory and days on market both eased slightly compared to a year ago, and homes are still trading close to full asking price. Fall's a good window for both sides — buyers get a little more selection and less competition than summer's peak, and sellers who price well aren't waiting long for an offer.

🏘️ Three New East Dallas Neighborhood Guides

Old East Dallas has three of the city's most storied historic districts sitting practically shoulder to shoulder — and this month, all three finally have their own dedicated guide on my website.

Swiss Avenue — East Dallas's grandest address: a 2.5-mile boulevard of mansion-scale homes on a protected historic median, deliberately eclectic in style (Prairie, Tudor, Spanish Eclectic, Georgian, Neoclassical, and Italian Renaissance homes all sit side by side). These homes rarely trade hands — just one closed district-wide in the past twelve months. Current active listings, one pending, and that recent sale put pricing roughly between $1.25 million and just under $3 million.

Munger Place — One of Dallas's original planned neighborhoods, where 1905 deed restrictions still protect a uniform streetscape of Prairie Four-Square and Craftsman homes just a couple of miles from downtown. Recent closed sales put the median at $895,000, with most homes trading between roughly $480,000 and $1.6 million.

Junius Heights — The most accessible entry point of the three for buyers drawn to East Dallas's historic character. The past year's closed sales ranged from $350,000 to $965,000, with a median of $599,000.

Each guide breaks down the history, the architecture, and what it's actually like to own there — worth a look even if you're just curious about the neighborhoods you drive through on the way downtown.

🥪 Big Dallas News — Walkers' Opens on Lower Greenville

Walkers' — "the living room of Lower Greenville" — is a new restaurant, bar, and market at 3016 Greenville Ave, founded by siblings Rosemary and Russell Walker. Part market, part sandwich shop, part wine bar, it's a great addition to a strip that's already a go-to spot for East Dallas residents grabbing dinner or drinks close to home.
