• Months of Inventory: 5.3 months (up 8% vs. October 2024)

• Average Days on Market: 65 days (up 14% vs. October 2024)

• Sales Price vs. Original List Price: 93% on average (down 1% vs. October 2024)

What this means for buyers: More inventory, more time to decide, and rates nearing their lowest point in over a year — this is a combination buyers haven't seen in a while. Total sales volume is actually higher than last October, which tells you qualified buyers are moving. Those who wait for rates to drop further may find themselves competing against a larger pool of buyers when that happens.
