🏡 DFW Real Estate Market Snapshot — October 2024

  • Months of Inventory: 4.7 months (up 31% vs. one year ago)

  • Average Days on Market: 56 days (up 24% vs. one year ago)

  • Sales Price vs. Original List Price: 96.1% on average (down 1% vs. one year ago)

What this means: Inventory is up 31% year-over-year and homes are taking nearly a month longer to sell than they were at this time last year. For buyers, that's a fundamentally different market — more choices, more negotiating room, and less pressure to rush. For sellers, preparation and pricing still determine outcomes: two of Adam's listings went under contract in just 6 days each this month.
