DFW Real Estate Market Update — May 2026

April was full in the best way — and all focus is now set on May. New listings are on the market, buyers are freshly under contract, and a couple of leases are signed. There were weddings, wedding showers, and even a big personal move for Adam. Plus, a new ANR agent celebrated their first closing. We keep going and growing.

Even with a lot happening across the board, it's a good reminder of how many different paths there are to making a move. Depending on the season you're in, you'll need to take one over another — and that's where Adam comes in to consult, guide, and execute.

On the market side, interest rates eased back down after their rise in March, and that's starting to create new opportunities for both buyers and sellers. If you've been watching from the sidelines, it may be worth taking another look.

🏡 DFW Real Estate Market Snapshot — May 2026

• Months of Inventory: 4.9 months (down 5.8% vs. May 2025)

• Average Days on Market: 63 days (up 1.2% vs. May 2025)

• Sales Price vs. Original List Price: 95% on average (flat vs. May 2025)

What this means for buyers and sellers: Inventory is tighter than a year ago, which continues to support sellers. Days on market ticked up slightly — buyers have a touch more time to make decisions than they did last spring. With interest rates pulling back from March highs, expect renewed buyer activity heading into summer.
