🏡 DFW Real Estate Market Snapshot — March 2026

• Months of Inventory: 4.5 months (up 2.3% vs. March 2025)

• Average Days on Market: 76 days (up 5.6% vs. March 2025)

• Sales Price vs. Original List Price: 93% on average (down 1% vs. March 2025)

What this means for buyers and sellers: Inventory is slightly higher than last March, and homes are taking a few more days to sell. Sellers are getting a touch less relative to their asking price — though still 93 cents on the dollar, which is a healthy number historically. For buyers, this is actually a more favorable environment than the last few years: more options, a little more negotiating room, and rates that have stabilized. Spring 2026 is a real opportunity.
