🏡 DFW Real Estate Market Snapshot — March 2025

• Months of Inventory: 4.3 months (up 26% vs. March 2024)

• Average Days on Market: 72 days (up 18% vs. March 2024)

• Sales Price vs. Original List Price: 94% on average (down 1% vs. March 2024)

What this means: Inventory is up 26% compared to last March, and homes are sitting on the market nearly three weeks longer than they were a year ago. Buyers have meaningfully more options and negotiating room heading into the spring season — typically the most active time of year for DFW real estate. Mortgage rates aren't expected to drop significantly in 2025, but Adam's preferred lenders know how to structure deals to make the numbers work at current rates.

Far-Out — East Dallas

1907 S Haskell Ave, Dallas, TX (near Fair Park)

A quonset-hut-style brewpub and cocktail lounge that just opened near Fair Park in East Dallas. Drinks, pizza, and great live music — Adam highly recommends it. Worth a visit this spring.
