Here's where the market stands heading into summer:
Months of Inventory: 5.1 months (down 7.3% vs. June 2025)
Average Days on Market: 57 days (down 1.7% vs. June 2025)
Sales Price vs. Original List Price: 95% on average (flat vs. June 2025)
What this means for buyers and sellers: Inventory is tightening slightly year-over-year, which keeps moderate pressure on pricing. Homes are moving a little faster than last June, and sellers are still getting close to their asking price. It remains a balanced-to-slightly-seller-favorable market across most DFW submarkets.
