🏡 DFW Real Estate Market Snapshot — June 2025

• Months of Inventory: 5.3 months (up 27% vs. June 2024)

• Average Days on Market: 58 days (up 21% vs. June 2024)

• Sales Price vs. Original List Price: 95% on average (down 1% vs. June 2024)

What this means: Inventory is 27% higher than last June — the largest year-over-year increase we've tracked in this newsletter. Buyers have more choices and more leverage. Sellers are still getting close to asking price, but preparation matters more than it did a year ago.

💡 Should You Wait for Rates to Drop?

Here's an important consideration for buyers thinking about waiting:

At a $450,000 purchase price, the difference between today's rate (6.8%) and the lowest rate of the past 12 months (6.1%) is about $206/month in principal and interest. That's real money.

But here's the counterpoint: when rates drop, more buyers enter the market. More buyers means more competition — and buyers may end up offering above asking price, erasing much of their "savings" from the lower rate.

Today, buyers can often get under contract at or well below list price. That negotiating advantage disappears when competition increases.

The takeaway: don't wait for rates to drop. Buy now while values have stabilized and you can secure your ideal home on your terms.
