DFW Real Estate Market Update — July 2025

Published by Adam Nelson | Adam Nelson Realty | Dallas, TX

Happy July 4th! The Texas heat is in full force — hope you're staying cool by the pool, in the A/C, or wherever makes your heart happy.

Here's a market stat worth paying attention to: in the last 7 days, the North Texas MLS saw over 6,000 properties drop their asking price. For context, that same week in 2021 had just 1,000 price decreases. Motivated sellers are listening to the market — and that means buyers who are ready to move have real negotiating power right now.

Whether you're looking to sell, buy, or invest, the opportunities are there. Let's talk.

🏡 DFW Real Estate Market Snapshot — July 2025

  • Months of Inventory: 5.6 months (up 25% vs. July 2024)

  • Average Days on Market: 57 days (up 19% vs. July 2024)

  • Sales Price vs. Original List Price: 95% on average (down 1% vs. July 2024)

What this means for buyers: Inventory is 25% higher than last July. Over 6,000 price reductions hit the North Texas MLS in a single week — a number that was unimaginable in 2021 when that same week saw just 1,000. Sellers are adjusting. Buyers who are pre-approved and ready to move have leverage they haven't had in years.

What this means for sellers: Pricing right from the start matters more than ever. Overpriced homes are sitting and then cutting — sometimes more than once. Homes priced correctly for the market are still moving.
