🏡 DFW Real Estate Market Snapshot — January 2026

• Months of Inventory: 4.1 months (down 2% vs. January 2025)

• Average Days on Market: 73 days (up 9% vs. January 2025)

• Sales Price vs. Original List Price: 95% on average (down 1% vs. January 2025)

What this means for sellers: This is a strong window to list before the spring rush. Inventory is slightly below where it was last January, which means less competition for your listing right now. Buyers are active and taking advantage of current rates. Sellers who list in late winter often see stronger offers than those who wait for the crowded spring market.

What this means for buyers: Rates are favorable and holding. If you've been waiting, the gap between "now" and "spring competition" is closing fast.
