• Months of Inventory: 3.9 months (up 22% vs. January 2024)

• Average Days on Market: 67 days (up 20% vs. January 2024)

• Sales Price vs. Original List Price: 94% on average (flat vs. January 2024)

What this means: DFW enters 2025 with more inventory and more breathing room for buyers than the market has offered in years. Homes are taking about three weeks longer to sell than they did in January 2024 — that extra time benefits buyers who want to think carefully, negotiate, and avoid the pressure-cooker environment of recent years. Mortgage rates aren't expected to drop significantly in 2025, but Adam's preferred lenders know how to structure deals that still make strong financial sense at current rates.
