• Months of Inventory: 4.3 months (flat vs. February 2025)

• Average Days on Market: 78 days (up 11% vs. February 2025)

• Sales Price vs. Original List Price: 93% on average (down 1% vs. February 2025)

What this means for buyers: This is a great window to buy. Homes are sitting longer than they were a year ago, which gives buyers more breathing room. And here's the key insight: when rates shift lower, more buyers will flood the market, competition will increase, and prices will rise. You can always refinance your interest rate — you can't buy a house that isn't for sale. Buyers who move now are positioning ahead of that wave.
