🏡 DFW Real Estate Market Snapshot — December 2025

• Months of Inventory: 5.1 months (up 8% vs. December 2024)

• Average Days on Market: 69 days (up 15% vs. December 2024)

• Sales Price vs. Original List Price: 93% on average (down 1% vs. December 2024)

What this means for buyers and sellers: Inventory has expanded — much of it driven by new construction — which gives buyers more options and has eased the bidding war pressure of recent years. Home values across DFW dipped over the past year, with roughly 87% of homes seeing some estimated decline. But context matters: most Dallas homeowners still hold significant long-term equity gains, with many properties up more than 50% since their last sale. Affordability is improving as mortgage payments have come down from pandemic highs. For buyers who have been waiting, conditions are more favorable than they've been in years.
