🏡 DFW Real Estate Market Snapshot — December 2024

• Months of Inventory: 3.7 months (up 33% vs. one year ago)

• Average Days on Market: 52 days (up 28% vs. one year ago)

• Sales Price vs. Original List Price: 96.2% on average (flat vs. one year ago)

What this means: Inventory has grown 33% in the past year — a meaningful shift that gives buyers more choices and more negotiating room than they've had in recent memory. Homes are sitting on the market about two weeks longer on average, which is a good sign for buyers who want time to think. The encouraging note for sellers: prices are holding. A well-priced, well-presented home is still closing at 96 cents on the dollar.
