🏡 DFW Real Estate Market Snapshot — April 2026

• Months of Inventory: 4.7 months (down 2.1% vs. April 2025)

• Average Days on Market: 71 days (up 6% vs. April 2025)

• Sales Price vs. Original List Price: 94% on average (down 1% vs. April 2025)

What this means for buyers and sellers: Homes are sitting a little longer than a year ago, and sellers are getting slightly less relative to their asking price. This doesn't mean it's a buyer's market — inventory is still tight — but it does mean presentation and pricing matter more than they did in 2024. Sellers who invest in prep work are still winning. Those who don't are sitting.
